The Guelph radon bylaw

Does the City of Guelph require radon systems in new homes?

Yes. Guelph has run a Radon Gas Mitigation Program since September 1, 2015, and it is stricter than the provincial code. For building permits issued after December 31, 2024, new Part 9 residential buildings must have a full active sub-slab depressurization system and a soil gas barrier, not merely a rough-in. It also applies to additions over 20 square metres.

Elsewhere in Ontario the code asks for a capped pipe. Guelph requires the working system: barrier, pipe, fan, the whole thing, on new Part 9 homes.

Commercial buildings must test

New ICI and Part 3 multi-residential buildings require sealing, a rough-in, and mandatory long term testing of at least 91 days over winter, with a full system installed if the result exceeds the guideline.

The city legislated it for a reason

Municipalities do not add construction requirements casually. Guelph did it because the local test results justified it, and they have held that position for a decade.

How do you bring a Guelph home below the guideline?
